While tourism has rebounded since the recession is drawing to a closer, few tourism markets have had as remarkable a resurgence as Hawaii has in the past year. According to BizJournals, a leading business publication, hotel occupancy rates and average price per rooms have risen dramatically over the course of the past year. The study, created by Hawaii Hotel Industry Snapshot by STR, Inc. and Hospitality Advisors LLC, said that the statewide daily average for hotel rooms rose to $222.47, a 6.2% overall. Kauai led the islands in price increases; rooms there rose an outstanding 8.7 percentage points to $227.88. Despite this, Maui still led the average daily price per hotel room at $248.40, a rise of 4.1 percent.

Hotel Construction Booming for August 2014

As a recent article in Hotel News Resource reported:

 “The Upscale and Upper Midscale segments continue their dominance of U.S. hotel room construction, accounting for over two-thirds of the industry total,” said Bobby Bowers, senior VP of operations at STR. “August room construction increased by 40 percent or more versus the prior year across all STR Chain Scale segments except the Luxury (-22.7 percent) and the Economy (+5.3 percent) segments. With roughly one-half of final planning rooms in the Upscale and Upper Midscale segments, the two asset classes will likely continue leading U.S. construction activity in the foreseeable future.”

Moreover, the largest increase in room under contract – at over 31.8 percent – were among Upper Upscale segments, followed by Upper Midscale at over 22.1 percent and Upscale at over 11.8 percent.

As for rooms under construction, four out of five segments saw increases of over 40 percent: Midscale (over 49.1 percent), Upper Midscale (46.6 percent), Upper Upscale (43.9 percent), and Unaffiliated (40.5 percent).

Industry Report Anticipates Big Profits For Hotels

This five year period (2011-2015) of continuous double-digit gains on the bottom-line will be the longest such streak for U.S. hotels since the high inflation days of the late 1970s. 
"By 2014, the average hotel in our Trends® sample will finally achieve bottom-line profits greater than their pre-recession peak on a nominal basis. Perhaps of greater importance is that hotel profits, in inflation-adjusted terms, will exceed 2007 levels in 2015," said R. Mark Woodworth, president of PKF-HR. PKF-HR is forecasting unit-level NOI increases of 12.4 percent in 2014, and another 14.2 percent in 2015. Trends® in the Hotel Industry is an annual compendium of hotel operating statistics that dates back to 1937. The 2014Trends® results are based on a sample of operating statements from approximately 7,000 properties in the U.S. that voluntarily participated in the survey. 
"The 10.1 percent increase in hotel profits during 2013 was the result of a 5.4 percent gain in total hotel revenue, along with a 3.7 percent increase in operating expenses," said R. Mark Woodworth, president of PKF-HR. "An accumulation of market, operational, and economic factors has resulted in a business environment that is very conducive to increases of both the top-line and bottom-line. We are in the middle of the sweet spot in the business cycle for hotel profits."
